Lease Terms & Renting
Madison Grove offers flexible lease terms ranging from 9–15 months.
You are responsible for paying for electricity through Florida Power and Light and water/sewer both will be billed to your monthly rent.
Yes, there are a few additional mandatory fees: A non-refundable $80 application processing fee per applicant, a $250 administrative fee to reserve the apartment home, and a community bundle fee of $120 per month, which includes Internet and cable services which includes base level subscription services like Disney plus Paramount etc, door-to-door trash pick-up, preventative pest control, Parcel Pending for package delivery, smart-home technology, and ButterflyMX building intercom access control.
Approximately three months before your lease expires, we will contact you with an invitation to renew your lease. The rental rate offered may vary from your current rate based on the apartment's fair market value at that time. We will also do our best to offer various lease term options; short-term fees may apply. We hope you will choose to renew your lease agreement for another term, which you can do electronically in the Resident Portal App. If your plans will be taking you away from our community, your lease agreement requires a written 60-day advance notice

Maintenance & Repairs
Yes — our maintenance team is available 24/7 for emergency requests.After hours, call the office and press prompt #3, then leave your:

Requests can be submitted through the Resident Portal or by calling the office.Emergency issues (AC failure, major leaks, etc.) receive immediate attention.Routine requests are handled as quickly as possible based on priority.

Pets
Absolutely! Madison Grove welcomes dogs and cats with:
- Breed Restrictions Apply - unless service/ESA animals
- No weight limits
- Limit of 2 pets per apartment
- $25 monthly pet rent per pet
- One-time fee: $350 for one pet, $600 for two pets
Touring & Application Process
A valid photo ID is required for all tours.
$80 application fee per applicant
$250 administrative fee
Applicants must earn at least three times the monthly rent based on their gross income (income before taxes and deductions), not their net income after taxes.

3 months of bank statements
Pay stubs are no longer accepted unless needed for an override.
Only approved applicants may lease or reside onsite. The unqualified applicant will be denied.
Yes — as long as the apartment is returned in the same condition, excluding normal wear and tear.

Repayment of concessions received.
We do not currently offer leases shorter than 9 months (subject to change)
Rent, Payments & Insurance
Rent is due on the 1st of each month, including holidays.
Late fees begin on the 6th.
Yes, you may pay online using the DOMUSO mobile app or by visiting our website, going to the Residents section, and following the prompts.
Yes — the Resident Portal is available 24/7.
Yes. Madison Grove requires $100,000 liability coverage, included for $18/month, which also covers $5,000 in personal property.
Guest & Occupancy
- Up to 2 guests per resident in amenity areas
- Guests must remain with the resident at all times
- Overnight guests may stay a maximum of 7 consecutive days or 14 days per month without written approval
Extended stays must be approved by the office and may require adding the person to the lease.
Yes — they must be added as minor occupants.
Parking, Storage & Amenities
Parking is open and unassigned. - we also offer garages for $250 per month , contact the office for details.
Motorcycles may use any standard parking space.
Yes — but it cannot be attached to the building or placed on community grounds
Yes, through a third-party provider included in the community bundle.
Yes — our 24-hour fitness center is available to all residents.
Yes, Madison Grove offers a beautiful non-salted resort-style pools.
Yes, recycling stations are available onsite.
No. However, community gas/charcoal grilling stations are available for resident use.

Yes, but walls must be returned to the original paint color upon move-out (fees may apply).
